1. First impressions count. So do what it takes to create that lasting first impression. Make sure the exterior of your home is clean and tidy and if any external facing doors or windows are looking tired brighten them up with a lick of paint. Make sure the grass is cut, the flower beds beaming with colour and the bins out of sight.
2. De-clutter and simplify. Make sure your rooms are not strewn with day to day items such as newspapers, magazines or stationery. Worktops and shelves should be clear, particularly in the kitchen, allowing purchasers to imagine the property as their own. Don’t lose the character of the property in doing so. Stay away from wild colours on the walls and instead rooms should be freshened up with a neutral lick of paint.
3. If you are undertaking the viewings, make the potential buyers feel comfortable. Let them have time and space to walk around the property on their own but at the same time be on hand for any questions they may have. If the property has potential for something you haven’t got round to doing, let the purchaser know about this.
4. Attention to detail. Bear in mind potential purchasers are looking at a number of different properties and yours will need to stand out. Make sure light bulbs are all working, any stains are removed from carpets and the cushions on the sofas and chairs are puffed up.
5. Make the house feel like a home. Make sure it smells nice and burning candles is a good idea. If you have an open fire, light it. Make sure all the curtains/blinds are open so the natural light can flood in.
